East Central Avenue Land Use Study
The City of Miamisburg is excited to announce the kickoff of a future Land Use Study along the East Central Avenue roadway corridor!
We’ve selected a qualified consultant team to lead this project, which aims to engage with city council, staff, business owners, and residents along the corridor. Input from property owners is crucial as we work together to develop a comprehensive land use plan that will guide future decisions and ensure that future development projects align with our community's vision and objectives. What is Being Studied?
The project area spans approximately 111 acres across 87 individual land parcels along East Central Avenue, from N. Heincke Road to N. Gebhart Church Road. The area, which is expected to see some development in the coming years, includes a mix of residential, commercial, and industrial zones, with diverse existing land uses. The consultant team will conduct a focused land use analysis that considers current conditions, zoning regulations, and potential development opportunities, with the input of residents and property owners, to create a land use plan to guide future decision-making.

Project Team Site Visit 10/29/2024
- The consultant team and city staff will be on site to do a visual assessment of the study area.
Door-knocking Campaign 11/16/2024
- The consultant team and city staff will be visiting everyone within the study area to ensure everyone is aware of the project and understands how they can participate.
Resident Meeting #1 12/10/2024, 6:00pm @ Dayton Metro Library, Miamisburg Branch
- Join us as we kick-off the project and discuss existing conditions along the corridor, known/planned development activities, goals of the city and the project, and next steps. Time and location TBD.
Launch Online Survey 12/30/2024
- Take this visual preference survey to help us get a sense of the different types of development you’d like to see along the corridor.
Resident Meeting #2 02/13/2025, 6:00pm @ Dayton Metro Library, Miamisburg Branch
- The city will provide an update on the status of the project, present several development scenarios for the study area, and solicit feedback from residents and business owners.
Resident Meeting #3 March 2025 (Date/Time/Location TBD)
- After developing the final land use plan and zoning recommendations, the city will present recommendations to residents and business owners, and answer questions.
